Hillcroft Industries

Muncie, Indiana

Originally constructed by Garmong as an expandable, 40,000-square-foot shell building in collaborative partnership with the City of Muncie and the Muncie-Delaware County Economic Development Alliance, Garmong worked side-by-side with Muncie and Delaware County officials to market and ultimately sell the shell building to Hillcroft Industries.

Following Hillcroft Industries purchase of the building in 2015, Garmong completed build out services consisting of approximately 20,000 square-feet of warehouse and storage space and approximately 15,000 square-feet of assembly/workshop space.  The remaining 5,000 square-feet was utilized for a secured entry area, offices, conference room and restrooms. A new drive-in entrance to the building and another loading dock area were also added. The facility features a clear height of 28’, column bay sizing of 50’ x 50’, and expansion capabilities up to 110,000 square-feet.

White County Shell Building

Wolcott, Indiana

Garmong Construction and the White County Economic Development Organization, Inc. worked together to construct a 60,000-square-foot manufacturing-specific speculative building in the Mid-America Commerce Park in Wolcott, Indiana.

The facility is positioned on 21 acres of land within the commerce park. The 60,000-square-foot building is expandable to 240,000 square-feet and includes a 32’ eave height, 50 x 50 dock spacing, 18’h x 14’w overhead doors and is one mile east of I-65.

Vigo County Shell Building

Terre Haute, Indiana

Shell Building II is ready for sale or lease. This expandable 100,000-square-foot facility is positioned on 14 acres of land within the industrial park, zoned M-2 heavy industrial. Features of the building include 24-foot eave height, four loading docks, two drive-in bay doors, 30’ x 50” bay size, gas fired air rotation unit, utilities stubbed into building and capacity for a bridge crane. The facility can be customized and ready for occupancy within weeks. Sales, land contracts, long-term lease options can all be considered.

Valparaiso Shell Building

Lakes of Valparaiso Business Park, Indiana

Recognizing a critical shortage of immediately available advanced manufacturing shell building space within the Northwest Indiana Region, the City of Valparaiso, Garmong Development Company, and Garmong Construction Services, formed a partnership which resulted in a flexible and expandable 80,000 square foot shell building.

The building was designed and constructed to allow the attraction of companies that need to be setting equipment within 60 to 90 days of acquisition agreement. With 100% of the exterior site and building components complete, 32’ of clear height, nearly unlimited office and production floor layout opportunities, with permitting and zoning already accomplished; this site and building will afford a prospective owner an anticipated one year production advantage over a traditional green field design/construction approach.

Delaware County Shell Building

Muncie, Indiana

Garmong Construction and the Muncie-Delaware County Economic Development Alliance worked together to construct a 200,000-square-foot manufacturing-specific speculative building in the Industria Centre Industrial Park in Muncie, Indiana.

The facility is positioned on 34 acres of land within the industrial park. The 200,000-square-foot building is expandable to 500,000 square-feet and includes a 32’ eave height, 50 x 50 bay width, five docks, and is located in a TIF district.

Magna PowerTrain

Muncie, Indiana

This strategic joint venture began as a speculative manufacturing specific shell building developed to attract new jobs. Delaware County secured the real estate and provided financial backing. The City of Muncie provided assistance with the delivery of public utilities. Garmong Development Company, LLC provided all project development services including initial project financing, conceptual planning, site/facilities design, construction, assisting with project marketing, and the negotiation of a long-term lease to Magna as the end user.

This now completed 101,000-square-foot, precast concrete, advanced manufacturing facility is designed and constructed to facilitate future expansion of up to 240,000 square-feet on this 24 acre site. The total facilities, equipment, and technology investment by Garmong Development Company, LLC and Magna MTP-Muncie approximates $20.0M.

Greene County General Hospital Clinic

Newberry, Indiana

Garmong Development and Garmong Construction collaborated on the development and construction of this design-build-lease, 3,000-square-foot rural medical clinic, located just northwest of Crane Naval Base and WestGate Tech Park. The clinic includes 6 exam rooms, one x-ray room, a nurse’s station, a medical prep room, a blood draw room, and a patient treatment room.

Fresenius Dialysis Center

Terre Haute, Indiana

Garmong Construction has successfully partnered with Union Hospital in a tenant/landlord arrangement for a number of years, including the Fresenius Dialysis Center. The ultra-modern dialysis clinic covers approximately 12,000 square-feet on a single floor, with 24 beds for patient care, a back-up generator, more functional work areas for employees, a reception area, additional patient restrooms and a conference room.

Professional Plaza

Terre Haute, Indiana

Professional Plaza is the first of a series of professional office spaces intended for development by Garmong Development Company. Completed in 2001, this 8,000 square foot facility is located in the heart of downtown Terre Haute at the corner of 8th Street and Wabash Avenue. The building was designed and constructed with the intention of adding additional floors as needed and includes suites built-as-designed by the tenants, a hallway-long, hand painted mural by a local artisan, as well as attached off-street parking. It currently houses the Internal Revenue Service and has an additional 3,600 square feet available for lease.

Vigo County Shell Building

Terre Haute, Indiana

Garmong Development Company, LLC, the Vigo County Redevelopment Commission and the Terre Haute Economic Development Corporation worked together to construct an 86,000-square-foot manufacturing specific speculative building in the Vigo County Industrial Park. Located just six miles south of Terre Haute on US 41, the manufacturing facility is positioned on 14 acres of land within the industrial park. The building includes 10,000 square-feet of office space, a mezzanine, 33’ eave height with 6 per square foot collateral load and crane rail for a 15k pound crane system. The design allows for expansion capabilities up to 250,000 square-feet. It is currently leased to Verdeco Recycling Midwest Incorporated.

Shelbyville Intelliplex Flexlab

Shelbyville, Indiana

Garmong Development Company, LLC partnered with the City of Shelbyville and Major Hospital in the development of a $7.0M state-of-the-art office and flex lab building in the Intelliplex Business Park. This project, housed in a Certified Technology Park, is used to attract and develop high tech, higher ed, bio-medical, and other technology related end users.

The two-story, 50,000-square-foot building has an exterior of brick, stone and glass, a fully finished lobby and common areas. As tenants are identified and committed, their space, ranging from 4,000 – 10,000 square-feet, can be quickly built-out to individual specifications and needs. Tenants already occupying space in the incubator include Ivy Tech Shelbyville Campus and LifeShare Technologies.

Garmong Development Company, LLC provided all project development services including initial project financing, conceptual planning, site/facilities design, construction, and assistance with project marketing.

Tribune Star Production Facility

Tribune Star Corporation Headquarters (Thomson Newspapers)

Terre Haute, Indiana

Garmong provided design-build-lease services for this 30,000-square-foot, two-story Tribune Star building in downtown Terre Haute.

Thomson Newspapers initially contacted Garmong to assist in exploring economical ways of meeting their space and planning needs. Remaining downtown was important and they were facing severe space restrictions without the necessary capital to remodel their existing facility or to construct a new facility.

Additionally, due to concern that the company remain in business, the City also became involved in a coordination and advisory capacity.

Dixie Chopper

Greencastle, Indiana

The Greencastle/Putnam County Development Center, the city of Greencastle, and Garmong Development Company, LLC worked together to construct a 50,000-square-foot manufacturing-specific speculative building in the city of Greencastle. This building is expandable to 120,000 square-feet, includes two ground-level docks with capacity for four, a future office area within the building shell, utilities stubbed into the building (gas, sewer, and water), and a rotational heat system.
